Rendering of a Housing Automation Ai apartment community

Housing costs too much to build. Most of that cost is process.

Housing Automation Ai applies Insource Ai's applied Ai and automation to the design and project management of housing development, so quality, amenity-rich housing can be built at prices the average renter can afford.

The cost of housing is decided long before anyone pours concrete.

Where the money goes

Design hours, redesign after plan review, the handoffs between architect, engineer, and contractor, and the months of interest paid while all of it happens. Those costs land on every unit, and they are larger than most people assume.

What automation changes

Feasibility, unit mix, pro forma, schematic design, code checks, construction documents, schedules, takeoffs, and procurement are produced from a library of proven building designs. Each project configures a design that already works instead of starting over.

Who stays in charge

Licensed architects and engineers direct the work from the first sketch and stamp documents they produced. The Ai is their instrument. Construction stays with skilled trades under human supervision.

Built by a developer who automated his own process first

Housing Automation Ai comes from Jason Van Sickle, who built the research and project planning department at WoodSpring Suites alongside its founder, Jack DeBoer, served as Wichita State University's first full-time real estate analyst, and then became a developer. He built an automated project planning methodology of his own and used it to develop multifamily housing, including a 216-unit apartment complex, before launching a property management company and a design-build operation.

In 2013 he started turning that methodology into software. Housing Automation Ai is where that work, and the Ai platforms Insource Ai has built since, come back to the problem that started it.

A community designed for the average renter

Apartment suites with full kitchens and in-unit laundry. Extended-stay suites, coworking offices, and micro-units on the same property. Shared amenities that residents subscribe to only when they use them, so base rent stays low.

From raw land to certificate of occupancy, one connected process

Housing development is usually a chain of separate firms handing work to each other. Housing Automation Ai runs it as one process.

  1. Site and feasibility

  2. Design configuration

  3. Code pre-check

  4. Construction documents

  5. Permitting

  6. Construction management
